Asset-centered edition for property management

Contractors think in jobs. Property managers think in assets: this rooftop unit, that chiller, the split system in unit 4B. This edition rebuilds the app around the equipment instead of the visit.

The problem

When you are responsible for a building rather than a single call, the useful question is not "what happened today" but "what has this machine been doing all year". In a job-centered app that history is scattered across unrelated visits, and whoever shows up next starts from nothing.

Everything hangs off the asset

Each piece of equipment becomes a record you can open on its own, the way asset management software works.

  • One page per unit, with its location, model, and nameplate details
  • Full service history on that unit — every diagnostic, reading, and report, in order
  • Recurring faults visible as a pattern instead of three separate calls
  • Pull up a machine’s history before you walk up to it

Diagnostics that know which tools you carry

The second half of this edition is tool awareness. You tell the app which test instruments are actually in your bag, and the diagnostic ordering respects that.

  • Set your instrument list once, per tech
  • Steps you can perform with what you have get exhausted first
  • A step requiring a tool you do not carry is only suggested once the rest is ruled out
  • When it does come up, you know the trip back for that tool is actually warranted
